What mortgage protection actually is.

There is a lot of confusion out there — much of it caused by the mailers your lender sent after closing. Here's what's true.

Mortgage protection is a life insurance policy sized to your mortgage. Most of the products in this category are simplified-issue: you answer a health questionnaire, no medical exam, and get an answer in minutes to days rather than weeks. The death benefit is paid to your family, not to your lender — so your spouse decides whether to pay the mortgage off, keep it going, or use the money for something else.

The important part your lender never mentioned: modern mortgage protection policies carry accelerated benefit riders. If you're diagnosed with a qualifying critical, chronic, or terminal illness, you can pull a large portion of the death benefit forward — while you're still alive — and spend it on anything: treatment, mortgage, groceries, a family trip. Traditional term life insurance rarely offers this.
